Springs of Chenal Buy Closes at $6.9M (Real Deals)Lock Icon

A 70-unit convalescent hospital in west Little Rock weighed in at $6.9 million.

Allay Realty Holdings LLC of Lakewood, New Jersey, bought The Springs of Chenal Rehabilitation & Healthcare Center at 3115 S. Bowman Road from Bowman Pointe Property Investments LLC, an affiliate of Fort Smith’s Stein & Associates.

The deal is funded with a $7 million loan from DMT SPE I LLC of St. Petersburg, Florida.

Bowman Pointe acquired the 4.49-acre development for $5.9 million in January 2019 from Rolling Hills HC Inc., led by Joey Wiggins.

Residential Acreage

A 40-acre tract in North Little Rock tipped the scales at $2.4 million.

IM Development LLC, led by Steve Im, purchased the land on the east side of Kim Drive south of the Cypress Bend neighborhood.

The seller is Kim Properties LLC, led by Grace Chae and Ki and Young Kim.

The deal is backed with a one-year loan of $1.9 million from First Service Bank of Greenbrier.

The land was bought for $360,000 in November 1999 from Horton Drywall Inc., led by Kevin Horton.

7 Brew Acquisition

A coffee outlet in west Little Rock drew a $1.72 million transaction.

The Massoth Family Revocable Trust, led by Sharon Massoth, acquired the 7 Brew project at 11100 N. Rodney Parham Road. The seller is Rodney Parham Building Co. LLC, led by Cory Davis.

The deal is financed with a 10-year loan of $609,500 from American First Credit Union of Brea, California.

Rodney Parham Building purchased the former 0.59-acre Shorty Small’s development for $1.3 million in March 2022 from Kreth Investments LLC, led by Paul Kreth; and Tammy Anderson Parker.

Flying Saucer Site

A 16,445-SF mixed-use building in downtown Little Rock sold for $1.61 million.

313 President Clinton LLC, led by Joshua and Jennifer Malone, bought the home of Flying Saucer Draught Emporium at 323 President Clinton Ave. The seller is Market Row LLC, led by Tim Heiple.

The deal is funded with a one-year loan of $250,000 from First National Bank of Paragould.

Market Row, originally composed of Heiple, Fred Gray, Jim Nosari and Jimmy Moses, acquired the 0.13-acre development in August 1997 as part of a $265,000 deal with the Central Arkansas Library System.

Chenal Valley Land

A 17.11-acre parcel in west Little Rock is under new ownership after a $684,608 deal.

Bear Den Real Estate LLC, led by Marvin Childers, purchased the land at the southeast corner of Chenal Valley Drive and Wildwood Lane.

The seller is PotlatchDeltic Real Estate LLC, an affiliate of PotlatchDeltic Corp. of Spokane, Washington.

Potlatch bought the property in February 2018 as part of its $1.2 billion purchase of El Dorado’s Deltic Timber Corp.

Kentucky Fried Purchase

A 2,700-SF KFC in Maumelle rang up a $550,000 sale.

Mira Sayyah LLC, led by Abu and Ala Sayyah, acquired the 20704 Hwy. 365N project from Franchise Management Investors US LLC of Woodstock, New Brunswick.

The deal is backed with a three-year loan of $440,000 from First Security Bank of Searcy.

Franchise Management purchased the 0.72-acre development in June 2017 from the estate of Jerry Haynie.

Woodlands Edge

A 4,932-SF home in west Little Rock’s Woodlands Edge neighborhood changed hands in an $840,000 deal.

Jeffery and Jennifer Hurford bought the house from Shawn and Melanie Anderson.

The deal is financed with a 30-year loan of $798,000 from Weichert Financial Services of Morris Plains, New Jersey.

The Andersons acquired the residence for $746,000 in August 2022 from Shawn Welch.

River Heights

A 3,722-SF home in Little Rock’s River Heights neighborhood drew an $817,000 transaction.

The Randolph P. Maddox & Cynthia J. Maddox Joint Revocable Trust purchased the house from the Mehaffy Family Revocable Trust, led by Sheila Mehaffy.

The deal is funded with a 30-year loan of $817,000 from Cadence Bank of Tupelo, Mississippi.

The Mehaffy family trust bought the residence for $780,000 in April 2017 from the Jennifer Glasgow Revocable Trust.

River Ridge Pointe

A 3,641-SF home in west Little Rock’s River Ridge Pointe neighborhood sold for $800,000.

Viktoras Palys acquired the house from the Cozett A. Romero Living Trust. Jose Romero purchased the residence for $500,000 in April 2008 from Wilson and Tamara Moore.

Waldenwood Estates

The ABK Trust, led by Brent and Allison Koonce, paid James Bevans and John Akins III $1.32 million for their 4,379-SF home in west Pulaski County’s Waldenwood Estates neighborhood.

Bevans and Akins bought the residence for $475,000 in November 2011 from Douglas and Ann Hollis.
