$11.5 Million Office, Condo Set for River Market

Plans were unveiled today for a new $11.5 million project in downtown Little Rock’s River Market District.

Work will begin this summer on the seven-story Arkansas Capital Commerce Center at the northwest corner of Third and Commerce streets.

The 85,000-SF mixed-use building is named for one of the project’s lead office tenants, Arkansas Capital Corp.

Other tenants with an ownership stake include Forza Marketing Group, Legacy Capital Group and Moses Tucker Real Estate, which is developing the project.

About 65 percent of the project is preleased. The first floor is envisioned as retail space, with office space in the next four floors.

The top two floors will be devoted to residential condominiums, ranging from 684 SF to 1,650 SF. Seven of the condo units are presold.

Among the buyers are Academy Award-winning actress Mary Steenburgen of North Little Rock and her husband, TV star Ted Danson.

Extra amenities include a fitness facility, balconies, terraces and a roof-top deck and garden that will crown the structure. An adjacent two-level, 200-car parking deck will be built west of the building.

East-Harding Inc. of Little Rock should complete construction in June 2002. AMR Architects Inc. of Little Rock designed the project, and Regions Bank provided construction financing.
