Value of Top Commercial Deals Slips 17 Percent

This year’s top 30 commercial real estate transactions in Pulaski County carry a total value of more than $151 million.

That represents a 17 percent drop compared with last year’s total of more than $183 million.

The 2012 crop of deals is spread across a broad spectrum of commercial categories.

Retail-related properties accounted for the most items with eight.

The biggest of the bunch at $16 million encompassed seven Crackerbox convenience stores purchased by Valero.

Health care-related properties followed closely, contributing six deals.

The largest was the sale of Little Rock Healthcare & Rehabilitation, a 174-bed nursing home project.

Industrial projects and apartments each registered four projects.

Forest Place Apartments in Little Rock topped the list for all commercial deals. The 256-unit complex sold for $17.6 million to Maxis Properties Inc. of North Kansas City, Mo.

Nine transactions that nearly made the 2012 list of Largest Pulaski County Commercial Real Estate Deals included a mix of retail, land and office properties:

• North Little Rock’s Crestwood Professional Building. The 33,972-SF office project at 2501 Crestwood Road was purchased for $1.78 million.

• Two Family Dollar stores at 1700 Highway 161 in Jacksonville and 8510 Col. Glenn Road in Little Rock. Phoenix investors bought the properties for $1.7 million.

• The former Affiliated Foods complex in Little Rock at 12103 Interstate 30. Thomas Bartholomew of Cal-Ark Trucking fame acquired the 64.2-acre spread for $1.7 million.

• A 15.6-acre tract at Cantrell and Patrick County roads in west Little Rock. C.J. Pace Construction of Little Rock paid $1.7 million as a site for a patio home development.

• A Metropolitan National Bank branch at 5500 Kavanaugh Blvd. in Little Rock. Sold for $1.7 million.

• Two Backyard Burger locations at 305 N. Shackleford Road in Little Rock and 2511 McCain Blvd. in North Little Rock. This combo deal weighed in at $1.66 million.

• Redeveloped Circuit City at 109 Markham Park Drive in west Little Rock. Goodwill Industries of Arkansas purchased its 33,000-SF donation center for $1.65 million.

• 500-524 Main St. in downtown Little Rock. The one-time retail buildings were bought for redevelopment in a $1.5 million sale.

• Taco Bell at 11525 Maumelle Blvd. in North Little Rock. An investment group from Carson City, Nev., paid $1.5 million for the project.
