Quality Inn Attracts $2.4 Million Purchase (Real Deals)

A 100-room motel in southwest Little Rock tipped the scales at $2.4 million.

Seven Star Hotels Group Inc. of Bossier City, Louisiana, bought the Quality Inn at 6100 Mitchell Drive from Shri Jinasha LLC of Hot Springs.

The deal is funded with a 25-year loan of $1.9 million from Pacific Premier Bank of Irvine, California.

The 2.61-acre development previously was tied to a March 2011 mortgage of $1.05 million held by Great Southern Bank of Springfield.

Shri Jinasha purchased the property for $1.75 million more than four years ago from U.S. Bank of Cincinnati, as trustee of Bear Stearns Small Balance Commercial Mortgage Pass-Through Certificates Series 2006-1.

Store Master Buy

A 7,760-SF North Little Rock rent-to-own store rang up a $1.39 million sale.

Store Master Funding VIII LLC, an affiliate of the STORE Capital real estate investment trust in Scottsdale, Arizona, acquired the Aaron’s project at 4101 Camp Robinson Road.

The seller is Raines Bros. Development Co. LLC of Ashburn, Georgia.

The 1.01-acre development previously was linked with an October 2006 mortgage of $641,659 and a January 2009 mortgage of $715,000 held by First Arkansas Bank & Trust of Jacksonville.

Raines Bros. bought the location for $255,000 in June 1999 from Coulson Properties Ltd., led by Mike Coulson.

Dollar Development

A Dollar General project in west Pulaski County is in motion after a $300,000 land deal.

PB General Holdings Ferndale LLC, led by Leonard Boen, purchased the 1.87-acre site at the northwest corner of Kanis and Ferndale Cut Off roads. The seller is Tall Oaks LLC, led by Byron House III.

Construction is backed with a six-year loan of $1.08 million from Bear State Bank of Little Rock.

Tall Oaks acquired the property for $300,000 in October 2011 from Ferndale Grocery Inc., led by Robin Grimmett.

Country Club Abode

A 4,794-SF home in Little Rock’s Country Club Heights neighborhood weighed in at $1.38 million.

The Lily B. Benjamin Family Trust bought the house from the Sidney M. Thom Living Trust. The deal is financed with a 30-year loan of $300,000 from Little Rock’s Bank of the Ozarks.

The property was purchased for $45,000 in March 1971 from Bonnie Cooper.

Estates Sale

A 5,725-SF home in The Estates neighborhood of west Little Rock’s Chenal Valley development changed hands in a $856,000 transaction.

Walter and Charlene Julian acquired the house from Michael and Molly Hennessey.

The deal is funded with a 30-year loan of $300,000 from Bank of Little Rock Mortgage Corp.

The residence previously was tied to an October 2012 mortgage of $198,500 held by Metropolitan National Bank of Little Rock.

The Hennesseys bought the location for $168,000 in August 1996 from Deltic Farm & Timber Co., predecessor of Deltic Timber Corp. of El Dorado.

High-Rise Home

A 1,965-SF condo in downtown Little Rock sold for $574,000.

The Rebecca Elaine Gwatney Revocable Trust purchased the 14th-floor unit in the 300 Third Tower.

The seller is the John Paul Hammerschmidt Family Trust.

The deal is backed with a 15-year loan of $200,000 from Regions Bank of Birmingham, Alabama.

The condominium was acquired for $625,000 in May 2007 from 300 Third LLC, led by Jimmy Moses and Rett Tucker.

Cross Street Funding

A 38.3-acre industrial tract in North Little Rock was used to help secure a $15 million funding agreement.

Cross Street Service Inc., led by Don Salmon, obtained the eight-month revolving line of credit from U.S. Bank.

Cross Street Services bought the land at the southwest corner of East 46th Street and Forrester Road for $1.08 million in April 2002.

The seller was Woodcrest Co. LLP, led by James P. Matthews.
