The vacancy rate for the industrial real estate market in central Arkansas stood at 10.7 percent in first-quarter 2016, compared with 11 percent in fourth-quarter 2015.
“The central Arkansas industrial market started the year with yet another quarter of positive absorption,” said Drew Holbert of Colliers International in Little Rock. “Overall, we project demand will continue to outpace supply through fourth-quarter 2016, albeit slightly.”
“The west flex market continues to be strong in both rate and occupancy categories, and landlords continue to achieve asking rents,” said Holbert. “Bulk warehouse users (+100k SF) are becoming more numerous, but quality supply is limited.”
