Bass Pro, Hooters Site Yields $23M Tandem Sale (Real Deals)Lock Icon

The sale-leaseback of Little Rock’s 104,359-SF Bass Pro Shops spawned a $21.89 million transaction.

SPT Prairie 1 BP Drive LLC, an affiliate of Starwood Property Trust of Greenwich, Connecticut, acquired the 14.82-acre outdoor outlet development at 1 Bass Pro Drive.

Nearby, a Hooters project in west Little Rock is in motion after a $1.35 million land deal. HOA Restaurant Holder LLC of Atlanta purchased the 1.63-acre site at 6 Anglers Way.

The seller in both deals is Bass Pro Outdoor World LLC of Springfield, Missouri.

The company acquired the land in October 2012 as part of a $3 million deal with Town Center LLC, led by Tommy Hodges.

Extreme Transaction
A CircusTrix extreme aerial sports project in west Little Rock tipped the scales at $5.36 million.

Spirit Realty Ltd., an affiliate of Spirit Capital real estate investment trust of Dallas, bought the Third Realm Extreme Air Sports & Trampoline Park at 4711 Talley Road.

The seller is CT BTS LLC, an affiliate of The McLain Group in Fayetteville. The 2.77-acre development previously was linked with a November 2016 mortgage of $3.9 million from Chambers Bank of Danville.

The land was acquired in August 2016 as part of a nearly $1.9 million deal with Virginia Fleming Unser and Ginger Owens.

Cascade Acquisition
A 7,841-SF office project in downtown Little Rock is under new ownership after a $666,485 deal.

Melba Marshall purchased the home of the Dilks Law Firm at 1301 Scott St. from Cascade Investments LLC, led by John Emerson and Scott Poynter.

The deal is backed with a five-year loan of $404,028 from Southern Bancorp Bank of Arkadelphia.

Cascade bought the 0.4-acre development for $405,000 in March 2013 from Taibi and Shirl Kahler.

Foundation Location
A $625,000 land deal is launching an office development in west Little Rock.

The United Methodist Foundation of Arkansas acquired the 4.61-acre parcel at the southeast corner of Wellington Hills Road and Wellington Village Road. The seller is Winrock Development Co., led by Russ McDonough Jr.

Winrock purchased the land in April 1994 as part of an $876,000 deal with Melvyn Bell.

Regal Buy
A 17,400-SF warehouse in Jacksonville rang up a $425,000 sale.

Regal Investments LLC, led by Jimmy Duong, bought the 521 N. J.P. Wright Loop Road project. The seller is S-R-S Vogel Partnership, led by Robert Vogel.

The deal is financed with a five-year loan of $340,000 from Arvest Bank of Fayetteville.

The 1.2-acre development was acquired for $45,000 in September 1976 from Frederick and Pauline West.

Retail Purchase
A 5,462-SF neighborhood shopping center in Little Rock changed hands in a $316,000 deal.

YJ International Corp., led by Younjin Song, purchased the 4501-09 W. 12th St., home to Peter’s Fish Market. The seller is J&H Lee LLC, led by Jung Lee.

The deal is funded with a 10-year loan of $340,000 from Bank of England. The 0.42-acre development previously was tied to an April 2016 mortgage of $322,844 held by the bank.

The property was bought for $170,000 in February 2005 from Jaybird Investments LLC, led by Stuart Yancey.

Office-Warehouse Sale
A 7,200-SF office-warehouse in Little Rock sold for $200,000.

Stephane Thierry acquired the 1400 S. Pulaski St. project and an adjoining 1,068-SF house at 1313 W. Daisy L. Bates Drive. The seller, Sisson Enterprises Ltd. of Tyler, Texas, provided a $70,000 mortgage to finance the deal.

The 0.65-acre development was assembled in three transactions totaling $110,000. The sellers were United Properties, led by Dennis Davis, Warren Stephenson and Raymond Ashmore, $85,000 in June 1981; and Future Mae Wilkerson and Beryl Sparrow, $5,000 in 1983.

The residence was purchased for $20,000 in September 1994 from Ernest and Mary Neal.

Rural Residence
A 3,224-SF house in west Pulaski County drew an $834,000 transaction.

Chad and Lindsay Wilkerson bought the 15.9-acre spread from Desmon and Carol Doris.

The residence previously was linked with a June 2012 mortgage of $417,000 held by Reliance First Capital LLC of Melville, New York.

The house was acquired for $600,000 in September 2008 from the Nancy G. Porter Revocable Trust.

Mirabel House I
A 4,700-SF home in the Mirabel Court neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $750,000 deal.

Krishna Mylavarapu and Naga Addepally purchased the house from HA Custom Homes LLC, led by Subrahmanyam Narravula.

The deal is backed with a $608,000 loan from IberiaBank of Lafayette, Louisiana.

The residence previously was tied to a March 2017 mortgage of $522,750 held by One Bank & Trust of Little Rock.

The location was bought for $87,000 eight months ago from Richard Clinton.

Mirabel House II
A 4,069-SF home in the Mirabel Court neighborhood rang up a $630,000 sale.

Justin Garrison Jr. and his wife, Megan, acquired the house from The Dillon Group Inc., led by Janet Dillon.

The deal is financed with a 25-year loan of $504,000 from Regions Bank of Birmingham, Alabama. The residence previously was linked with a February 2017 mortgage of $480,000 held by Arvest Bank.

The site was purchased for $90,000 in December 2016 from Deltic Timber Corp. of El Dorado.

Palisades Heights
A 3,985-SF home in Maumelle’s Palisades Heights neighborhood changed hands in a $575,000 deal.

Steve and Myong Im bought the house from the Donna Sue Curtis Irrevocable Trust. The site was bought for $85,000 in April 1997 from Cliff Hoofman.

Robinwood Abode
A 3,749-SF home in Little Rock’s Robinwood neighborhood sold for $530,000.

Shawn and Dena Daniel purchased the house from the Marks Family Trust, led by Judith M. Rogers. The residence was bought for $292,000 in December 2001 from the estate of Guy Pestino Jr.

Heights Home
A 2,480-SF home in the Heights area of Little Rock drew a $525,000 transaction.

David Backstedt and Rachel Jones acquired the house from Jake Fiser. The deal is funded with a 24-year loan of $498,750 from Regions Bank.

The residence previously was tied to a July 2013 mortgage of $323,000 held by First Security Bank of Searcy.

Fiser purchased the property for $227,000 in February 2013 from Julie and Chris Wilkins.

Estates Dwelling
A 4,888-SF home in west Pulaski County’s Ruth Ann Lane Estates neighborhood is under new ownership after a $500,000 sale.

Darin Hoover and his wife, Joyce, bought the house from William Otis II and his wife, Angela. The deal is backed with a one-year loan of $500,000 from One Bank & Trust.

The residence previously was linked with a February 2007 mortgage of $290,000 held by Regions Bank.

The Otis family acquired the 5-acre location for $125,000 more than 10 years ago from John Pike Jr. and his wife, Melanie.
