RSS MSCI2016-UBS 12-AR PAG LLC, an affiliate of Miami’s Rialto Capital Management, recovered Terrace Green Apartments at 8223 Scott Hamilton Road from PF Terrace Green LLC of Brooklyn, New York.
PF Terrace Green purchased the 6.19-acre development for $3.6 million in July 2014 from Terrace Green Apartments Ltd., led by Gregory Mays.
The limited partnership acquired the site for $56,500 in April 1970 from Industrial Development Co. of Little Rock, led by Everett Tucker Jr.
U-Haul Property
A 13.7-acre commercial site in North Little Rock weighed in at $2.6 million.
Amerco Real Estate Co., an affiliate of U-Haul Holding Co. in Phoenix, bought the land near the southeast corner of Maumelle Boulevard and Innerplan Drive. The seller is Lusk Properties Inc., led by Daniel Lusk.
The property was acquired in June 1999 as part of an $832,000 deal with Mike and Sheila Mehaffy and the Jeff Davis Jr. Revocable Trust.
The Mehaffys and Davis purchased the land as part of a 39.5-acre deal in April 1977 for $60,000. The sellers were Robert and Dicie Gaines, Mabel Gaines Washington, Bessie Gaines Campbell and the Rev. Earlier Mack and his wife, Gladys, $40,000; and Cornelius and Bernice Gaines and Ruben Gaines, $20,000.
Neighboring Eatery Buys
Adjoining restaurants in the Riverdale area of Little Rock combined for tandem deals totaling $1.67 million.
HCC-AR 3701 Cantrell LLC, led by Merritt Dake, acquired the 3,135-SF Red Door for $938,298 from Schlereth Family LLC, led by John Schlereth. HCC-AR 3519 Old LLC, also led by Merritt Dake, bought the 5,938-SF Loca Luna at 3519 Old Cantrell for $731,942 from Abernathy Wilkes Holdings LLC, led by Mark Abernathy and Dr. David Wilkes.
Schlereth Family purchased the 0.34-acre Red Door development for $125,000 in October 2011 from Baird Inc., led by John Schlereth.
The 0.4-acre Loca Luna property was acquired for $239,000 in June 1998 from Trendy Ventures Inc., led by Asef Baligh.
Parcel Purchase
A 6.14-acre commercial site in west Little Rock rang up a $1.1 million sale.
Kanis Business Park LLC, led by Ishver Govind, purchased the land near the northeast corner of Kanis and Kirby roads. The sellers are the estate of Barbara Fern Plunkett, $660,000; and Bradley O. Smith and Jamie and Charles Caple, $440,000.
The property was bought for $500 in March 1940 from W.F. Armstrong.
Clean Transaction
A car wash property in southwest Little Rock drew a $225,000 transaction.
U Wash It 4 LLC, led by Michael Stephens, acquired the 8020 Baseline Road project from Clean Tech Ventures Inc., led by Paul Stagg.
The deal is financed with a 20-year loan of $1.6 million from Stone Bank of Mountain View.
Clean Tech Ventures assembled the 1.44-acre property as part of two September 1997 deals with Perry Butler Sr. and his wife, Rosalind, $90,000; and Stephen Moody, $85,000.
Rivercrest Estates
A 7,168-SF home in Maumelle’s Rivercrest Estates neighborhood tipped the scales at $1.47 million.
Stephen and Traci Taylor bought the house from Krishna and Aruna Reddy. The 2.38-acre site was purchased for $320,000 in June 2004 from Lee and Martha Kierre.
The Kierres acquired the location for $300,000 in June 2002 from R.C. Properties Inc., led by Ron Campbell.
Deauville Place
A 5,046-SF home in west Little Rock’s Deauville Place neighborhood sold for $950,000.
Jason and Megan Miller purchased the house from the Abell Family Trust, led by Stephen and Jane Abell. The deal is funded with a 30-year loan of $760,000 from Highlands Residential Mortgage Ltd. of Allen, Texas.
The Abells bought the 0.44-acre site for $144,000 in October 2006 from Tri-Core Custom Homes LLC, led by Phil Harrington and Rodney Wagner.
Somersett Estates
A 4,199-SF home in the Somersett Estates neighborhood of west Pulaski County is under new ownership after an $892,500 transaction.
Westwood Real Estate Development Co. LLC, led by Steve Wortman, acquired the house from the Collins Family Living Trust, led by Keith and Lindsey Collins.
Keith and Lindsey Collins purchased the residence for $615,000 in June 2017 from Todd and Charlotte Greer.
Heights Home
A 3,006-SF home in the Heights area of Little Rock changed hands in a $705,000 deal.
Heather Smith and Rebecca Clegg bought the house from Veronica Battaglia and Christi Willson. The deal is backed with a 30-year loan of $564,000 from Little Rock’s Encore Bank.
Battaglia and Willson acquired the residence for $275,000 in October 2007 from the Kelly Johnson Family Revocable Trust.

An 8,209-SF home in the Eagle Ridge Estates neighborhood of west Pulaski County rang up a $699,000 sale.
Mario and Walatta Bowers purchased the house from Marcus and Santosha Harris. The deal is financed with a 30-year loan of $699,000 from Eagle Bank & Trust of Little Rock.
Santosha Harris bought the 3.23-acre site for $53,000 in May 2007 from Gregory Smith and Marc Haynes.
Belle Pointe
A 4,071-SF home in west Little Rock’s Belle Pointe neighborhood drew a $690,000 transaction.
Nahid Shafi acquired the house from Nahel Saied. The deal is funded with a 30-year loan of $265,000 from Community Mortgage Corp. of Cordova, Tennessee.
Saied purchased the residence for $540,000 in March 2017 from Liudmila Schafer.
Warehouse Buy
City Logistics Murphy Drive LLC of Dallas purchased a 7,000-SF office-warehouse at 601 Murphy Drive in Maumelle for $1 million from Kevin Horton Properties LLC.
The 4.89-acre development was bought for $535,000 in May 2019 from Gulley Family Trust No. 1, led by David and Mary Gulley.
