Ace Glass Project Draws $5.7M Sale (Real Deals)Lock Icon

The Ace Glass facility in Little Rock tipped the scales at $5.7 million.

ARJV IV LLC, led by Chris Moses, purchased the 41,554-SF project at 3101 Dugan Drive from 3101 Dugan LLC of Salt Lake City.

The deal is backed with a 77-month loan of $4.4 million from Relyance Bank of White Hall.

The 9.9-acre property was bought for $1.2 million in June 2017 as part of a tax-deferred property exchange with Ben Davis Properties Management LLC, led by Ben and Diane Davis.

The limited liability company acquired the property for $835,000 in July 2016 from ABP AR (Little Rock) LLC, an affiliate of Bluelinx Corp. of Atlanta.

Association Acquisition

A 1.02-acre piece of Little Rock near the state Capitol weighed in at $1.5 million.

The Arkansas Health Care Association, led by Rachel Bunch, bought the property, which wraps around the southeast corner of Sixth and Woodlane streets and the southwest corner of Sixth and Victory streets.

The seller is Burkhalter Capital Development LLC, led by John Burkhalter. The deal is funded with a 15-year loan of $1 million from FNBC Bank of Ash Flat.

Burkhalter Capital Development assembled the property as the proposed site of the 40,000-SF Arkansas First office building.

The former Arkansas Foot Clinic at 1417 W. Sixth St. and adjoining land were purchased for $928,333 in August 2007 from Gold Family Rental Properties LLC, led by Allan and Laura Gold.

The 610 Victory St. property was acquired for $274,000 in August 2007 from Mary Ellen Hartley. The 620 Victory St. house was bought for $200,000 in August 2008 from William Kerr.

Commercial Site I

A 6.52-acre parcel in North Little Rock is under new ownership after a $650,000 sale.

MMSM Properties LLC, led by Michael and Suzan Miller, acquired the land near the southeast corner of U.S. 165 and Interstate 440 from Clifton Family LLLP, led by Norman Clifton.

The property was purchased for $325,000 in May 2023 from I-40 Kerr LLC, led by Byron McKimmey.

I-40 Kerr bought the land for $150,000 in November 2021 from Rita and Henry Hall, Chad and Courtney Golden, John Ott II and his wife, Anita; and Ira Golden II and his wife, Chasey.

Commercial Site II

A 10.17-acre commercial parcel in eastern North Little Rock drew a $600,000 transaction.

Humkind Properties LLC, led by Harvey Beech, purchased the land at 9912 U.S. 165 from Ferndale Cutoff LLC, led by Hank Kelley.

Ferndale Cutoff bought the property in a $500,000 tax-deferred exchange in March 2021 with Ben Davis Properties Management.

Ben Davis Properties acquired the land for $450,000 in March 2021 from Southeast Financial Management LLC, led by George Wilcox.

Commercial Site III

A 1.84-acre parcel in west Little Rock rang up a $250,000 sale.

5201 Stagecoach Little Rock LLC, led by Lucy Weiss, bought the land on the east side of Stagecoach Road at West Rockwood Road. The seller is G&A Enterprises Inc., led by Tom Gibbons.

The property was purchased in June 1985 as part of a $51,000 deal with Superior Federal Bank of Fort Smith.

Orle Residence

A 6,450-SF house in the Orle neighborhood of west Little Rock tipped the scales at $2.16 million. Sadiq and Zarintaj Noorani acquired the house from New Home Estates Corp., led by Drew Files. The deal is financed with a 30-year loan of $1.6 million from Carrington Mortgage Services LLC of Anaheim, California.

New Home Estates bought the 0.48-acre site for $191,000 in April 2022 from PotlatchDeltic Real Estate LLC.

Heights Home

A 3,235-SF house in the Heights area of Little Rock weighed in at $1.15 million. Justin and Melissa Majcher purchased the house from Zachary and Molly Lambertsen.

The deal is backed with a 30-year loan of $700,000 from Bank of Little Rock Mortgage Corp.

The Lambertsens acquired the residence for $1 million in May 2021 from Nathan and Emily Sutterer.

Heights Home II

A 3,769-SF home in the Heights area of Little Rock sold for $980,000.

Jay and Panchi Patangia bought the house from David Sokolow and Marta Berger. The deal is funded with a 30-year loan of $720,000 from Riverside Mortgage Co. of Little Rock.

The residence was purchased for $840,000 in July 2019 from the Jennifer Brook Bricker Revocable Trust.

Abington Court I

A 4,323-SF home in west Little Rock’s Abington Court neighborhood changed hands in a $950,000 deal. The Nelson Family Revocable Trust, led by Steven and Deborah Nelson, acquired the house.

The seller is B&D Homes Inc., led by Ben Wiedower.

B&D Homes bought the 0.28-acre site for $127,000 in April 2023 from PotlatchDeltic Real Estate.

Abington Court II

A 4,485-SF home in the Abington Court neighborhood is under new ownership after a $900,000 sale.

Hiren and Jalpa Patel purchased the house from Jim Pace Homes LLC.

The deal is financed with a 30-year loan of $720,000 from United Wholesale Mortgage LLC of Pontiac, Michigan.

Jim Pace Homes acquired the 0.26-acre site for $133,000 in April 2023 from PotlatchDeltic Real Estate.

Willows Abode

A 4,008-SF home in The Willows neighborhood near Scott drew a $650,000 transaction.

Jason Buonvino and Ronica Scott bought the house from Frank and Brenda Williams.

The Williams family purchased the residence for $450,000 in August 2017 from the Jim & Betty Rodgers Joint Revocable Trust.

Heights Home

The Stein Family Revocable Living Trust, led by Charles and Mary Kathryn Stein paid $1.1 million for a new 2,662-SF home in the Heights area of Little Rock.

The seller is Coburn Construction LLC, led by Roger Coburn Jr. The original 1,479-SF residence was acquired for $375,000 in August 2022 from the Virginia L. Branting Revocable Trust.
