The deal is backed with a five-year loan of $5.7 million from Arkansas Federal Credit Union of Little Rock.
The 5-acre development was acquired for $4.75 million in July 2008 from RL Ltd., led by Rion Weiner and Larry Williford.
Convenient Foreclosure
A 3,772-SF convenience store and adjoining land are under new ownership after a $3.5 million foreclosure sale.
ACSMA Holdings I LLC, an affiliate of Artes Capital of Westlake Village, California, recovered the Circle K at 5615 Lindsey Road and 15.78 acres from Blue CK Lindsey Road LLC, led by Jared Coleman.
ACSMA obtained a $4.3 million judgment in December 2024 against Blue CK Lindsey, an affiliate of Little Rock’s Bluefin Development.
Blue CK Lindsey bought the 1.19-acre C-store site and additional land for $550,000 in April 2022 from Clifton Family LLLP, led by Norman Clifton.
Warren Crossing
A 15,000-SF commercial center in North Little Rock tipped the scales at $1.96 million.
Manly LLC of Grass Valley, California, acquired Warren Crossing at 5121 Warden Road from Alapuchica LLC, led by Leonardo and Cristina Monterrey.
The deal is financed with a three-year loan of $780,000 from Arvest Bank of Fayetteville.
Alapuchica purchased the 1.19-acre development for $1.4 million in December 2020 from Roach Ltd. No. 1, led by Gary Roach Sr.
Office Purchase
A 60,824-SF office building in downtown Little Rock drew a $700,000 transaction. The city of Little Rock acquired the former home of the Arkansas Insurance Department at 1200 W. Third St. from the Arkansas Teacher Retirement System.
The deal included four parking lots: a 0.51-acre lot at the southeast corner of Second and Cross streets, a 0.26-acre lot at the northwest corner of Second and Cross, a 0.23-acre lot at the northeast corner of Second and Cross and a 0.15-acre at the southeast corner of Second and Pulaski streets.
ATRS purchased the 0.73-acre office development and parking lots for $4.2 million in June 1995 from Mehlco Inc., led by Max Mehlburger.
Agri Property
Farmland covering 241.55 acres on the northeastern edge of North Little Rock sold for $760,000.
Davidson Ranch LLC, led by Skip Davidson, bought the land north of Interstate 40 at the Galloway exit from Lena Belle Young Stafford Ltd.
The deal is funded with a 30-year loan of $783,500 from AgHeritage Farm Credit Services of Little Rock.
The Young family acquired the land in May 1943 from Elizabeth Nelson for an unrecorded sum.

A mobile home park and adjoining 1,128-SF house in Sherwood changed hands in a $525,000 deal.
7900 Jacksonville Cutoff LLC, led by Arek Boynerian, purchased the 7908-7910 Jacksonville Cutoff Road project. The seller is Martin Park LLC, led by Scott Martin.
The deal is backed with a $420,000 loan from Chambers Bank of Danville.
Martin Park bought the 1.04-acre development for $520,000 August 2022 from Blakley Land Farm & Rentals LLC, led by Jeremiah Blakley.
Hickory Creek
A 6,515-SF home in west Little Rock’s Hickory Creek neighborhood weighed in at $1.37 million.
William and Lauren McKinnon acquired the house from the Eric & Cindy Scaife Joint Revocable Trust.
The deal is financed with a 30-year loan of $1.2 million from Cadence Bank of Tupelo, Mississippi. The Scaifes purchased the residence for $860,000 in March 2021 from Robert Chandler.

FRC Crash acquired the 0.55-acre development for $1 million six months ago from Christian Community Development Corp. of Memphis.
