Right-of-way acquisition to improve the busiest stretch of non-interstate highway in Arkansas has generated a couple of million-dollar transactions.
The Arkansas Department of Transportation bought a 2.7-acre piece of Hugh and Amy Pollard’s residential holdings at River Mountain Road and Highway 10 (aka Cantrell Road).
Price tag: Nearly $1.2 million (about $10.10 per SF).
The haggling over valuation of an adjoining, nearly 2.2-acre parcel to the west continues in Pulaski County Circuit Court.
Trinity Assembly of God received a $1.5 million check for the property.
That represents a would-be price of $16 per SF.
Whether more money from ArDot flows to the church is a question awaiting judicial determination in the ongoing eminent domain case.
The Pollard and TAG properties are on the north side of Cantrell Road where Rodney Parham Road intersects from the south.
ArDot intends to improve the flow of highway traffic between Pleasant Valley Drive and Pleasant Ridge Road with a mixture of widening and reconfigured roadway.
By the way, another disagreement over valuation in right-of-way condemnation for the project remains in play in court.
To the east of the Pollard property, the Bonnie Harvey Revocable Trust is contesting ArDot’s valuation of 3 acres along River Mountain Road: $759,500 (about $5.81 per SF). All told, Harvey owns 33 residential acres in the neighborhood.
