Baptist Health School Sells In $8.5 Million Transaction (Real Deals)

The sale of a medical project in west Little Rock weighed in at $8.5 million.

BCP-Colonel Glenn LLC, led by Haitham Alley, purchased the 121,211-SF Baptist Health School at 11900 Col. Glenn Road and an adjoining undeveloped 3.64-acre parcel from Baptist Health of Little Rock.

Baptist financed the sale with a one-year mortgage of $8.5 million. The property was assembled in two transactions totaling $1.9 million.

Baptist acquired the 6.85-acre property at the northeast corner of Col. Glenn and Bowman roads for $1.2 million in January 1989 from Little Rock’s Worthen Bank & Trust and the 3.64-acre parcel for $700,000 in September 2003 from Colonel Glenn Bowman Road Development I LLC, led by Leonard Boen.

Cellular Transaction

A cell tower project in North Little Rock rang up a $1 million sale.

SBA Properties LLC of Boca Raton, Florida, bought the 0.55-acre cell tower property adjoining Bungalow Bill’s at 22 Remount Road from Johnie Properties LLC, led by Michael Kierre.

The Kierre family had owned the property since December 1946 after purchasing it from Ruth Harris Thomas as part of a transaction valued at $400.

Suites Project

A Town Place Suites project in North Little Rock is in the works after a $950,000 transaction.

Akshar 6 LLC, led by Shailesh Vora, acquired the 1.46-acre property at 5039 Warden Road. The seller was Prestige Properties, led by Stephen Humphries.

Prestige Properties bought the site in March 1990 as part of a $654,000 deal with The Crestwood Co., led by James Matthews.

Suites Acquisition

A North Little Rock commercial project changed hands in a $550,000 sale.

GNK Properties LLC, led by Denesh Khullar, purchased the 8,928-SF Somers Executive Suites at 5106 McClanahan Drive from Simmons First National Bank of Pine Bluff.

The deal is funded with a five-year loan of $440,000 from Capital Bank of Little Rock.

The 0.81-acre development was recovered from Russell and Lori Huckaby in May 2010 by Little Rock’s Metropolitan National Bank at a $625,000 foreclosure sale.

Simmons inherited the foreclosed project after buying Metropolitan in 2013. The property was acquired in a November 2007 transaction valued at $750,000 with 2610 Acres LLC, led by Rick Ferguson.

Downtown Purchase

Adjoining properties in downtown Little Rock sold in a $300,000 combo deal.

Hamilton Real Estate LLC, led by Chuck Hamilton, bought the 3,116-SF office building at 600 Chester St. and the four-unit apartment project at 1005 W. Sixth St. from Robert and Patricia Schillinger.

The deal is backed with a five-year loan of $170,000 and $85,000 from One Bank & Trust of Little Rock.

The properties previously were tied to a February 2009 mortgage of $1.27 million held by Capital Bank and a December 2012 mortgage of $147,300 held by Merchants & Farmers Bank of Dumas.

The Schillingers purchased the projects for a combined $180,000 in April 2005 from the Jimmy R. Newell IRA and the Newell Revocable Trust, led by Jimmy Newell.

Apartment Buy

An eight-unit apartment project in North Little Rock is under new ownership after a $200,000 transaction.

Bill and Sharon Eaton acquired the 3017 Parkway Drive property from S&A Properties LLC, led by Andrew Adkins.

The deal is financed with a three-year loan of $200,000 from Eagle Bank & Trust of Little Rock.

The project previously helped secure an August 2009 mortgage of $435,000 held by One Bank & Trust. The property was bought for $215,000 in April 2003 from Karen and Christian Fitzpatrick.

Palisades Abode

A 4,023-SF home in Little Rock’s East Palisades neighborhood tipped the scales at $860,000.

Robin and Donna Bohra purchased the house from the 1999 McGehee Family Revocable Trust, led by Lisa McNeir.

The deal is funded with a 15-year loan of $417,000 and a $314,000 loan from One Bank & Trust.

The residence previously was linked with an August 2003 mortgage of $698,500 held by the bank. The property was acquired for $172,000 in November 1986 from Marion Levy.

Hallen Court Home

A 4,075-SF home in the Hallen Court neighborhood of west Little Rock’s Chenal Valley development drew a $700,000 sale.

The Selig Family Revocable Trust, led by John and Judy Selig, bought the house from Roger and Susan Amick.

The residence previously was tied to an October 2012 mortgage of $100,000 and a November 2012 mortgage of $410,000 held by Simmons First National Bank. The Amicks purchased the property for $160,000 in November 2006 from Kevin and Jennifer Hannah.

Osage Terrace House

A 6,948-SF home in Maumelle’s Osage Terrace neighborhood rang up a $679,000 transaction.

Alan and Kelley Wray acquired the house from Paul and Janice Schaller.

The residence previously was linked with a December 2010 mortgage of $510,000 held by ING Bank of St. Cloud, Minnesota.

The location was bought for $58,000 in July 2007 from Limine Mortgage LLC, led by Dave Paes.

Chenal West Residence

A 3,480-SF home in Little Rock’s Chenal West Estates neighborhood changed hands in a $580,000 sale.

The Murchison Living Trust, led by Blake and Tia Murchison, purchased the house from David and Bobbi Guerra.

The deal is backed with a 20-year loan of $380,000 from IberiaBank of Lafayette, Louisiana. The residence previously was tied to a July 2003 mortgage of $123,900 held by Regions Bank of Birmingham, Alabama.

The Guerras acquired the location for $95,000 in October 2008 from Chenal West Developers Inc., led by Curtis Thomas.

Courts Home

A 4,929-SF home in the Courts neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $550,000 transaction

Mohammad and Alia Ilyas bought the house from Chad and Carrie Richard.

The deal is financed with a 15-year loan of $400,000 from IberiaBank. The residence previously was linked with a February 2011 mortgage of $390,000 held by Moore Mortgage Inc. of Little Rock.

The Richards purchased the property for $495,000 in October 2011 from the N.P. Dodge Jr. Trust.

Miramar Abode

A 5,000-SF home in the Miramar Place neighborhood of west Little Rock’s Chenal Valley development sold for $525,000.

Michael and Adena Jenkins acquired the house from Arbor Construction LLC, led by Mike Moran.

The deal is funded with a 30-year loan of $175,000 from First Federal Bank of Harrison. The residence previously was tied to an October 2013 mortgage of $399,200 held by the bank.

Arbor Construction bought the site for $76,000 11 months ago from Deltic Timber Corp. of El Dorado.

Industrial Mortgage

The owner of a Maumelle industrial property landed a $3.04 million funding agreement.

Terraforma LLC, led by David Bruning and Doug Meyer, obtained the 20-year loan from BancorpSouth Bank of Tupelo, Miss.

The 60,600-SF Propak Logistics facility at 701 Carnahan Drive previously was linked with a January 2014 mortgage of $2.1 million held by the bank.

The 6.7-acre piece of the former Windsor Door campus was purchased for $3.8 million eight months ago from 100 Murphy Drive LLC, led by Mark Bentley.
