Bushwacker Investments LLC, led by Susan and Brian Perry and Brian Dwiggins, acquired the Beach Abstract Building and 15,000-SF parking deck at 100 Center St.
The deal was backed with a 20-year mortgage of $3.3 million provided by the seller, George Pitts Jr. Family Ltd., led by Brett Pitts.
The 0.48-acre development was bought for $750,000 in October 1985 from Standard Securities Co., led by J. Wythe Walker.
Rye Bull Acquisition
The former west Little Rock home of one of the largest construction firms in Arkansas weighed in at $1.85 million.
Rye Bull Office LLC, an affiliate of Little Rock’s Phillips Development Corp., purchased the 9,700-SF office-warehouse at 15825 Cantrell Road. The seller is Clark Contractors LLC, led by William Clark and Shannon Earls.
The deal is funded with a five-year loan of $1.5 million from Armor Bank of Forrest City.
Clark Contractors acquired the 1.03-acre MDH Builders development in May 2010 at a $1 million foreclosure sale.
Discount Liquor
A 7,012-SF package store in east Pulaski County sold for $1.5 million.
BAJ Holdings LLC, led by Amandeep Singh, bought The Link Discount Liquor at 9130 Hwy. 161. The seller is Gurmukh & Gian LLC, led by Bharatbhai Hamirani.
The deal is financed with a three-year loan of $1.2 million from Simmons Bank of Pine Bluff.
Gurmukh & Gian purchased the 1.24-acre development for $450,000 in May 2019 from Zeiler Real Estate LLC, led by Josh Zeiler.
Office Transaction
An 11,475-SF office building in west Little Rock is under new ownership after a $700,000 deal.
The Chair Suites LLC, led by Britany McCullough, acquired the 7105 W. 12th St. project. A $680,000 mortgage to back the deal was provided by the seller: W.C. McMinn Co., led by Ben McMinn.
W.C. McMinn bought the 0.35-acre development for $475,000 in November 1988 from the Federal Savings & Loan Insurance Corp., as receiver for Pine Bluff’s FirstSouth.
Pastoral Property
A 34.56-acre tract in west Pulaski County rang up a $275,000 transaction.
Arkansas Farm Land Development & Holding Co. LLC, led by Jeffrey Hall, purchased the land at the north end of Hunting Valley Road from Benjamin Wellons and his Grace Remedy Farms LLC.
The deal is funded with a 40-year loan of $246,080 from the Farm Service Agency, an arm of the U.S. Department of Agriculture.
The land was acquired as part of two July 2020 deals with Woodcrest Co. LLLP, led by James P. Matthews, $138,000; and Janet and John Maxheimer, $135,000.
Bear Den Estates
A 4,339-SF home in west Little Rock’s Bear Den Estates neighborhood changed hands in an $865,000 deal.
Andrew and Brittany Rollins bought the house from Liberty Construction LLC, led by Mark Shepard.
The deal is financed with a 15-year loan of $692,000 from Little Rock’s Encore Bank.
Liberty purchased the 0.32-acre site for $115,000 in May 2022 from Bear Den Development Co. LLC, led by Drew Holbert.
Mereville Place
A 3,257-SF home in west Little Rock’s Mereville Place neighborhood drew a $794,000 transaction.
The Thomas Living Trust, led by Marjorie Thomas, acquired the house from Dillon Homes & Real Estate Inc., led by Janet Dillon.
Dillon Homes bought the 0.19-acre site for $101,000 in June 2023 from PotlatchDeltic Real Estate LLC.
Osage Falls
A 4,725-SF home in Maumelle’s Osage Falls neighborhood sold for $710,000.
Derik and Shanshan Brown purchased the house from the Dorman R. Reed Living Trust.
The deal is backed with a 30-year loan of $603,500 from First Federal Bank of Jacksonville, Florida.
The residence was acquired for $525,000 in February 2017 from the Jonathan G. Young & Karen A. Young Trust.
Miramar Place
A 3,399-SF home in west Little Rock’s Miramar Place neighborhood is under new ownership after a $650,000 sale.
Lijuan Fu bought the house from Bryan and Tommie Speed. The deal is funded with a 30-year loan of $300,000 from Change Lending LLC of Anaheim, California.
The Speeds purchased the residence for $449,000 in September 2015 from RQM LLC, led by Russell and Quenna Milam.
Ace Distribution Center
Murphy Drive Industrial LLC, an affiliate of Denver’s OpenPath Investments, paid Ace Hardware Corp. $23.5 million for its 603,849-SF distribution center at 400 Murphy Drive in Maumelle.
Ace Hardware of Oak Brook, Illinois, acquired the 27.97-acre site for $672,000 in March 1984 from Maumelle Land Development Inc., led by Jess Odom.
