MIMG CCXXXVII Beacon Hill LLC, an affiliate of Monarch Investment & Management Group of Franktown, Colorado, acquired its namesake project at 1801 Reservoir Road. The seller is Beacon Hill Little Rock LLC, an affiliate of RREAF Holdings in Dallas.
The deal is financed with a 15-year loan of $8.8 million from Berkadia Commercial Mortgage LLC of Ambler, Pennsylvania.
Beacon Hill Little Rock bought the 8.3-acre development for $9.2 million in February 2018 from Beacon Hill Inc., led by James Barre Jr.
Jacksonville Commercial
A 2,580-SF former Hardee’s in Jacksonville weighed in at $2 million.
WBJAXAR LLC, led by Rickey Wilson, purchased at 1815 N. First St. from We’ll Call It 85 LLC of Miami, Florida. The deal is funded with a two-year loan of $2.5 million from Citizens Bank of Batesville.
We’ll Call it 85 acquired the 0.74-acre development for $1.2 million in April 2022 from S&D Real Estate LLC, led by Liang Lin.
Take 5 Transaction
A 1,425-SF auto maintenance project in North Little Rock rang up a $1.64 million sale.
Humason Trust of Newport Coast, California, bought the Take 5 Oil Change at 6907 JFK Blvd. from Driven Brands Inc. of Charlotte, North Carolina.
The deal is backed with a 15-year loan of $230,000 from United Business Bank of Walnut Creek, California.
Driven Brands purchased the 0.43-acre former Nailsville & Spa development for $930,000 in October 2023 from Sophia Nguyenle and Nguyen Nguyen.
Commercial Land
A 1.87-acre commercial site in west Little Rock changed hands in a $1.3 million deal.
Kanis Land Development LLC, led by Nazim Ali, Aziz Lalani, Nooruddin Bhamani and Ameen Pabani, acquired the land at the northeast corner of Kanis and Wellington Hills roads. The seller is Chenal & Wellington Development LLC, led by Haitham Alley.
The deal is financed with a four-year loan of $975,000 from Little Rock’s Bank OZK.
Chenal & Wellington Development bought in December 2015 as part of a $1.6 million deal with Kinnaman Properties Ltd., led by Lellan Kinnaman Jr. and Lellan Kinnaman III.
Innwood Office
A 10,224-SF office building in west Little Rock sold for $980,000.
RCD HQ LLC, led by Kristin Pittman, purchased the 5 Innwood Circle project from Cinco Innwood LLC, led by Wes Martin and John Hathaway.
The deal is funded with a 10-year loan of $598,000 and a two-year loan of $478,400 from Arvest Bank of Fayetteville.
Cinco Innwood acquired the 1.12-acre development for $885,000 in April 2016 from Innwood Partnership, led by Willis Smith, and Bek Kaiser.
Riverview Manor
A 5,402-SF home in Little Rock’s Riverview Manor tipped the scales at $1.12 million.
William and Tracy Slabaugh bought the house from Brita and Carter Rook. The deal is backed with a 30-year loan of $405,000 from Rocket Mortgage LLC of Detroit.
The Rooks purchased the residence for $850,000 in February 2021 from Eric Scaife.
Glenn Johnson Ranch

Isaac and Barbara Rodrigues purchased the house from Jim Pace Homes LLC.

Marcus and Jo McCain paid Arthur Justin Chris-Tensen $1.15 million for his 4,006-SF home in west Little Rock’s Hallen Court neighborhood.
Tensen purchased the house for $825,000 in April 2022 from the Selig Family Revocable Living Trust, led by John and Judy Selig.
