Brandon Square Sale Tops $9.8M Mark (Real Deals)Lock Icon

A 176,950-SF industrial project in south Little Rock weighed in at $9.85 million.

Pond Hamilton LLC, an affiliate of Atlanta’s Epic Partners, acquired the six-building Brandon Square Industrial Park at 8100-8124 Scott Hamilton Drive from Little Rock Flex LLC, an affiliate of Chicago’s JDI Realty.

Little Rock Flex bought the 11.48-acre development for $6.3 million in January 2022 from Parma LLC, a local investment group originally led by Dickson Flake.

Parma purchased the project for $5.8 million in May 2001 from the estate of William Brandon.

Multifamily Auction

A 112-unit apartment project in south Little Rock is under new ownership after a $5.82 million foreclosure sale.

The Federal National Mortgage Association of Washington, D.C., recovered The Summit at Town & Country Apartments at 7700 N. Chicot Road from Apex Towne Country LLC of Lakewood, New Jersey.

The 6.9-acre development was tied to a September 2020 mortgage of $5.9 million.

Apex acquired the project for $7.2 million from The Oaks Apartments Ltd., an affiliate of the Zieben Group in Houston, Texas.

Iron Works Sale

A 35,304-SF industrial project in the Little Rock Port Industrial Park tipped the scales at $2.7 million.

Iota Investments LLC, an affiliate of Little Rock’s Lexicon Inc., purchased Herman Binz & Sons Iron Works at 4900 Thibault Road. The seller is Binz Realty Co., led by Stephen and James Binz.

The 5.58-acre site was bought for $79,000 in October 1986 from Capital Properties Ltd., led by Gus Blass II, Patricia Blass and Gus Blass III.

Treasure Hills Buy

A 29,026-SF mixed-use development in west Little Rock changed hands in a $1.9 million deal.

Treasure Hills Center LLC, led by Mary Cotham, sold its namesake project at 9501 N. Rodney Parham Road. The buyer is Enigma Holdings LLC, led by David Robinson, Evan Matthews and Brian Teeter.

Treasure Hills Center provided a seven-year mortgage of $1.6 million to fund the deal.

The 2.6-acre development was purchased for $945,310 in January 2017 from Ann Hatley.

Old World Transaction

A 7,617-SF office building in downtown North Little Rock sold for $725,000.

Cardinal Counseling Services PLLC, led by Rachel Pinto, bought Old World Plaza at 420-424 W. Broadway. The seller is Foul Ball Broadway LLC, led by Wes Martin and John Hathaway.

The deal is backed with a 20-year loan of $711,000 from Southern Bancorp Bank of Arkadelphia.

Foul Ball Broadway acquired the 0.86-acre development in November 2022 as part of a $1.2 million deal with Old World Plaza Association Ltd., led by William Daniel Thomas III.

Falstone Court I

A 4,533-SF home in west Little Rock’s Falstone Court neighborhood weighed in at $1.11 million.

Xiawei Ou and Mengqin Li purchased the house from Michael Upton.

The deal is financed with a 15-year loan of $660,000 from TOMO Mortgage LLC of New York.

Upton bought the residence for $1.2 million in September 2023 from Coburn Construction LLC, led by Roger Coburn Jr.

Falstone Court II

A 4,602-SF home in west Little Rock’s Falstone Court neighborhood tipped the scales at $1.1 million.

The Mark & Kim Crump Revocable Trust acquired the house from Stine & Co. Prime Real Estate LLC, led by Michael and Shelli Stine.

The deal is funded with a 30-year loan of $510,000 from Gateway Mortgage Group of Jenks, Oklahoma.

Stine & Co. purchased the 0.42-acre site for $141,000 in April 2022 from PotlatchDeltic Real Estate LLC.

Waterview Estates

A 3,450-SF home in west Pulaski County’s Waterview Estates neighborhood rang up a $959,783 sale.

Skylar and Nancy Jordan bought the house from Brock Ferguson Inc. The deal is backed with a 30-year loan of $767,827 from Raymond James Bank of St. Petersburg, Florida.

The 1.07-acre lot was acquired for $169,000 in 2024 from Waterview Estates Phase VI & VII LLC, led by Rick Ferguson.

Deauville Place

A 5,650-SF home in west Little Rock’s Deauville Place neighborhood drew an $899,000 transaction.

Nicholas and Jacqueline Clayton purchased the house from Nicholas Zoumberos and Sophia Vassilagoris.

The deal is financed with a five-year loan of $905,235 from Peoples Bank of Magnolia. The residence was bought for $775,000 in June 2021 from Carol and Todd Witham.

Heights Home I

A 3,702-SF home in the Heights area of Little Rock is under new ownership after a $849,900 sale.

Jake and Sarah Brady acquired the house from Lee and Ashley Moore.

The deal is funded with a 30-year loan of $855,975 from Arvest Bank of Fayetteville.

The Moores purchased the residence for $695,000 in March 2015 from Rodney and Ayasha Thomason.

Grandview Abode

A 3,184-SF home in Little Rock’s Grandview neighborhood rang up a $769,000 sale.

Volker Gressler and Regina Weinkauff bought the house from Joseph and Kristie Hadden.

The Haddens acquired the residence for $599,000 in July 2013 from Wilson and Tamara Moore.

Heights Home II

A 2,712-SF home in the Heights area of Little Rock sold for $710,000.

Scott Smith and Andrea Toomer purchased the house from Jerry Brown Jr. and his wife, Carmen.

The deal is backed with a 30-year loan of $710,000 from Cadence Bank of Tupelo, Mississippi.

The property was bought for $95,000 in January 2003 from the Richard C. Rechtin Revocable Trust.

Retail Buy

11601 West Markham LLC, led by Avtar Momi, paid $1 million for its namesake west Little Rock address.

The 6,170-SF retail project was sold by Bailey-Mitchell Properties, led by Judith Bailey and Henry Mitchell.

The 0.52-acre site was acquired for $33,000 in July 1984 from Winrock Development Co., led by Ron Tyne.
