Pond Shackleford LLC, an affiliate of Atlanta’s Epic Partners, bought the Shackleford Corporate Center at 4201-4217 S. Shackleford Road.
The sellers are RSH Investments LLC, led by Robert Stephens, and Beaverdale Investments LLC, led by Matthew Klimisch, 23.75% each; 4201 Shackleford Investment LLC, led by Drew Holbert, 20%; Oakdale Holdings LLC, led by John Lenochan, 15%; DNG Real Estate LLC, led by David Glasgow, 10%; Grandview Holdings LLC, led by Jason Hammock, 7.5%.
The deal is funded with a three-year loan of $5 million from Simmons Bank of Pine Bluff.
The 12.33-acre development was acquired for $9.3 million in 2018 from SCC Properties LLC, led by the Ernie T. Moore Family Ltd., $4.67 million; ELAD LLC, led by Stephen LaFrance Jr., $4.15 million; and SalCor LLC, led by Ryan Solomon, $517,000.
Industrial Purchase
A 45,320-SF office-warehouse property in Little Rock tipped the scales at $2.07 million.
Dubose 3601 LLC, an affiliate of National Lift Truck in Franklin Park, Illinois, purchased the Techline project at 3601 W. 65th St. from Alman Brothers Fund Inc., led by Larry Alman.
The deal is backed with a five-year loan of $1.7 million from Fifth Third Bank of Chicago.
The 6.72-acre property was bought for $45,000 in March 1970 from Chicago’s International Harvester Co.
Exalt Acquisition
A school redevelopment in southwest Little Rock is in motion after a $1.93 million transaction.
Charter school operator Exalt Education Inc., led by Christina Long, acquired the Cloverdale Elementary and Middle School campuses at 6300 Hinkson Road from the Little Rock School District.
The deal is financed with a five-year loan of $2 million from KLS Leasing II LLC, an affiliate of Bentonville’s Walton Family Foundation.
The 7.63-acre elementary site was bought for $6,000 in April 1956 from O.B.G. Corp., led by Gus Ottenheimer. The 9.07-acre junior high site was purchased in July 1955 as part of a deal with David Styers.
Mobile Transaction
An 8.59-acre mobile home park in southwest Little Rock changed hands in a $1.15 million deal.
2025-7 AR Legion Hut LLC, an affiliate of Cleartrail Real Estate in Richmond, Virginia, bought its namesake project at 11221 E. Legion Hut Road. The sellers are Legion Hut Owner LLC, Legion Hut TIC LLC and Legion Hut TIC Schulman LLC, all of Ramsey, New Jersey.
The deal is funded with a five-year loan of $2 million from Berkadia Commercial Mortgage LLC of Ambler, Pennsylvania.
The project was acquired for $1.7 million in October 2020 from Little Rock Propco LLC of Hickory, North Carolina.
Lawson Land
A 6.24-acre parcel in west Little Rock rang up a $720,000 sale.
Smith Family Trust, led by Adam Smith, purchased the land at the northwest corner of Col. Glenn and Lawson roads from CCP Investment LLC, led by Rick Ferguson.
The property was bought for a reported $1.4 million in September 2010 from Heartland Community Bank of Bryant.
Beau Vue Estates
A 4,446-SF home in west Little Rock’s Beau Vue neighborhood drew a $1.7 million transaction. Will Cowart acquired the house from Kevin Compton Revocable Trust.
The trust purchased the 5.79-acre site for $380,000 in April 2006 from Beau Vue Estates LLC, led by Ken Schollmier.
Riverview Point
A 5,737-SF home in Little Rock’s Riverview Point neighborhood sold for $1.62 million.
William and Cynthia Sowell bought the house from Pat and Mary Bell.
The deal is backed with a 30-year loan of $1.6 million from First Horizon Bank of Memphis. The Bells acquired the 1.13-acre site for $165,000 in January 1993 from Paul and Phyllis Zaffaroni.
PV Residence I
A 4,810-SF home in west Little Rock’s Pleasant Valley neighborhood weighed in at $1.28 million.
Matthew and Lauren McCrary purchased the house from the Churchill Family Revocable Trust, led by Kristin Churchill Trulock and Spence Churchill.
The deal is financed with a 15-year loan of $371,111 from First Security Bank of Searcy.
Spence and Kathleen Churchill bought the residence for $585,000 in January 2001 from D.C. and Debbie Morrison.
Abington Court
A 4,400-SF home in west Little Rock’s Abington Court neighborhood tipped the scales at $1.05 million.
Adnan and Sonya Zubair acquired the house from B&D Homes Inc. led by Ben Wiedower. The deal is funded with a 30-year loan of $1 million from Arvest Bank of Fayetteville.
B&D purchased the 0.26-acre site for $148,000 in September 2024 from Montgomery Place LLC, led by Brian and Stacy Watkins.
PV Residence II
A 4,020-SF home in west Little Rock’s Pleasant Valley neighborhood is under new ownership after a $975,000 deal.
Matthew and Erin Kelly bought the house from the J. Danae Cupple Revocable Trust. The deal is backed with a 30-year loan of $975,000 from Truist Bank of Charlotte, North Carolina.
The trust acquired the residence for $450,000 in August 2020 from the Tackett Family Revocable Trust, formed by Buddy Tackett.
Germay Court
A 5,569-SF home in west Little Rock’s Germay Court neighborhood changed hands in an $879,000 sale.
William Criswell Jr. and his wife, Kelli, purchased the house from Sadiq Ali, who provided a three-year mort-gage of $747,150 to finance the deal.
The residence was bought for $585,000 in January 2011 from the trustee of a portfolio of mortgage-backed securities: Wells Fargo Bank of Sioux Falls, South Dakota.
