Infiniti Dealership Sells for $4.4 Million (Real Deals)Lock Icon

A west Little Rock auto dealership tipped the scales at $4.4 million.

Glenn Ridge Crossings II LLC, led by Steve Landers Sr., acquired the 15,721-SF Infiniti facility at 15 Col. Glenn Plaza Drive. The seller is Everett Infiniti Land Co. LLC, led by Chad Hendrix.

The 2.82-acre development previously was linked with a November 2014 mortgage of $6.4 million held by First Security Bank of Searcy.

The property was bought for $6.4 million nearly three years ago from Security Holdings Inc., an affiliate of Fenton Motors of Tyler, Texas.

Parts Purchase
An O’Reilly Auto Parts store in Little Rock weighed in at $2.1 million.

Redwood Estates LLC of Bend, Oregon, purchased the 8701 W. Markham St. project from SimonCRE Carp VIII LLC, an affiliate of Simon Commercial Real Estate of Scottsdale, Arizona.

The deal is financed with a 10-year loan of $1 million from U.S. Bank of Cincinnati.

The 0.75-acre development previously was tied to a January 2017 mortgage of $1.3 million held by CrossFirst Bank of Leawood, Kansas.

SimonCRE acquired the property for $600,000 nine months ago from the McPherson Family Trust No. 2 and the Opha McPherson Living Trust, both led by Opha Stobaugh.

Hotel Land
The future site of a 120-room hotel project in downtown Little Rock changed hands in a $1.05 million deal.

Pinnacle Innvestments of Arkansas LLC, an affiliate of Little Rock’s Pinnacle Hotel Group, bought a 1-acre site on the south side of Fourth Street between Rector and Collins streets.

The seller is Artisan on Collins LLC, led by Rusty Thompson. The property previously helped secure a November 2016 mortgage of $854,440 held by Gateway Bank of Rison.

The land was purchased 11 months ago as part of a $1.7 million deal with Industrial Realty Co., led by Sarah Brown Hopkins.

Commercial Trio
Three commercial projects in Little Rock combined for an $815,000 package deal.

Lapalapa LLC, led by Desiderio Juarez, acquired the Casa Manana restaurant at 6820 Cantrell Road along with the adjoining 1,304-SF Blue Cake project at 6800 Cantrell and 1,998-SF office building at 6801 Cantrell Road.

The seller is Tri-B Realty Inc., led by John and Phyllis Billingsley. The deal is funded with a five-year loan of $580,000 from IberiaBank of Lafayette, Louisiana.

The 0.6-acre development that became Casa Manana was bought for $62,000 in October 1979 from Pat House.

The 0.14-acre development at 6801 Cantrell was purchased for $146,000 in April 1982 from Solar Scientific Corp., led by J.M. Brasfield.

The 0.29-acre development, now home to Blue Cake, was acquired for $92,000 in July 1991 from William and Carrolle Taegel.

Car Wash Dirt
Development of a Sherwood car wash is in motion after a $784,080 land deal.

Jonesboro Carwash LLC, led by Brad Vaden, purchased the 2.12-acre location at the southwest corner of Highway 107 and Oakdale Road. The seller was Oakdale Properties LLC, led by Billy Morden and Byron McKimmey.

Construction of a Team Clean Carwash is backed with a $2 million loan from First Community Bank of Batesville.

The land was bought in August 2006 as part of a nearly $3.3 million deal with Sherwood Land Co., led by Steve Deere.

Day Care Duo
Ownership of two Little Rock day cares was consolidated in a $450,000 transaction.

Lisa Jenkins Properties LLC acquired The Children’s Center on Huron at 11610 Huron Lane and The Children’s Center of Otter Creek at 11512 Mabelvale West Road from BSI Properties, led by Lundy and Lynda Colvert.

The deal is financed with a five-year loan of $550,000 from First Security Bank.

The 0.41-acre Huron development was purchased for $403,000 in July 1986 from Robert Thompson Jr. and his wife, Pat.

The 2.24-acre Otter Creek property was assembled in two deals: $47,000 in April 1990 from Otter Creek Development Co., led by Robert Light and Robert McGinnis; and $100,000 in March 1999 from Otter Creek Development Co. LLC, led by Light and McGinnis.

Prospect Manor
An 8,444-SF manor in Little Rock’s Prospect Terrace neighborhood tipped the scales at $2.4 million. Brian and Noel Reemtsen bought the home from Rod and Caroline Ford.

The deal is funded with a one-year loan of $1.9 million from Riverside Bank of Sparkman (Dallas County). The residence previously was linked with a January 2016 mortgage of $1.8 million held by Simmons Bank of Pine Bluff.

The Fords purchased the property for $1.7 million in July 2010 from Robert Porter Jr. and his wife, Marilyn.

Estates Sale
A 3,905-SF home in the Ferncrest Estates neighborhood of west Pulaski County sold for $625,000.

Sara and Tyler Blair acquired the house from Russell and Kendra Bryan. The deal is backed with a 30-year loan of $625,000 from SunTrust Mortgage Inc. of Richmond, Virginia.

The residence previously was tied to a November 2013 mortgage of $330,000 held by Bank of Little Rock Mortgage Corp. The 3.8-acre location was bought for $70,000 in January 2013 from John and Rhonda Allen.

Woodlands Dwelling
A 3,971-SF home in west Little Rock’s Woodlands Edge neighborhood is under new ownership after a $550,000 deal.

Cory and Amy Cress purchased the house from Matthew and Michelle Barden. The deal is financed with a 30-year loan of $424,100 from Bank of Little Rock Mortgage.

The residence previously was linked with a June 2016 mortgage of $417,001 held by JPMorgan Chase Bank of Columbus, Ohio.

The Bardens acquired the property for $539,000 16 months ago from Arbor Construction LLC, led by Michael Moran.

Ensbury Abode
A 3,648-SF home in the Ensbury Place neighborhood of west Little Rock’s Chenal Valley development rang up a $535,000 sale.

Donna Warmack bought the house from Karen James Custom Homes Inc. The residence previously was tied to a December 2016 mortgage of $428,000 held by First Security.

The site was purchased for $90,000 10 months ago from Deltic Timber Corp. of El Dorado.

Oaks Residence
A 4,091-SF home in The Oaks neighborhood of west Little Rock’s Chenal Valley development drew a $515,000 transaction.

Christopher and Kristie Mitchell acquired the house from Brian and Laurie True. The deal is funded with a 30-year loan of $412,000 from IberiaBank.

The residence was previously linked with a September 2010 mortgage of $405,848 held by Wells Fargo Bank of Sioux Falls, South Dakota.

The Trues bought the property for $585,000 in April 2008 from the Givens Living Trust, led by John and Patricia Givens.

Lamarche House
A 3,979-SF home in the Lamarche neighborhood of west Little Rock’s Chenal Valley development changed hands in a $510,000 sale.

Christopher Walker and Arpakorn Kraturisha purchased the house from Aaron and Ashlin Spann. The residence previously was tied to a March 2012 mortgage of $413,000 held by Nationstar Mortgage of Coppell, Texas.

The Spanns acquired the property for $465,000 in March 2005 from Wayne and Sharon Hall.
