Lowe’s Warehouse Surpasses $86M (Real Deals)Lock Icon

A 1.2 million-SF distribution center in North Little Rock tipped the scales at $86.07 million.

ET V Little Rock LLC, an affiliate of Elm Tree Funds in St. Louis, purchased the Lowe’s facility at 13101 U.S. 70. The seller is The Cubes at Little Rock LLC, an affiliate of Clayco Inc. in St. Louis.

The deal is backed with a $55.9 million loan from Texas Capital Bank of Dallas.

The Cubes bought the 115.1-acre location for $3.4 million in May 2022 from Tulip Farms Inc., led by Jimmy Winemiller.

Amazon Expansion

Land for a 950,000-SF Amazon expansion in the Little Rock Port Industrial Park weighed in at $4 million.

Amazon.com Services LLC of Seattle acquired the 107.58-acre site on the north side of the future Riverport Road, which will connect Zeuber Road with Harper Road to the west.

The seller, the city of Little Rock, assembled the property five months ago as part of two transactions with William Stephan Koehler and the Kathryn Ann Ratcliffe Koehler estate, nearly $6.7 million; and Mark Stivers, $736,980.

Lube Transaction

A 2,024-SF oil change project in southwest Little Rock rang up a $775,000 sale.

Ozark Lubes Realty LLC of Southborough, Massachusetts, bought Don Vining’s Quick Lube at 8705 Geyer Springs Road from the Vining Family Trust, led by Donald Vining Jr. and Patsy Vining Kunkel.

The trust acquired the 0.54-acre property for $255,000 in January 2018 from Hamra Realty LLC, led by Gerald Hamra.

Convenient Acquisition

An 8,000-SF convenience store in north Pulaski County is under new ownership after a $516,548 transaction.

PD Real Estate II LLC, an affiliate of San Antonio’s Petroleum Distribution, purchased Cabot Food & Fuel at 9909 Hwy. 5 from AFN Absprop001 LLC of Newport, Rhode Island.

The affiliate of American Finance Trust bought the 2.49-acre development for $1.3 million in May 2019 from ARG MECBTAR001 LLC, an affiliate of American Realty Capital of Charlotte, North Carolina.

Commercial Parcel

A 2.48-acre commercial site in North Little Rock sold for $375,000.

Riverview Corporate Dr LLC of Madison, Wisconsin, acquired the land at the northwest end of Riverview Corporate Drive. The seller is Riverview Corporate Drive LLC, led by William Zihala.

The limited liability company purchased the property for $215,000 in August 2019 from Justin Carmody.

Kanis Land

A 1.14-acre parcel in west Little Rock drew a $250,000 transaction.

Klasswitz LLC, led by Marvin Itzkowitz, bought the property split among addresses of 11113, 11117 and 11201 Kanis Road. The seller is Kanis Road Partnership, led by Kay Shurgar and Ralph Suddereth III.

The property was assembled in deals with William and Peggy Fisher, $175,000 in October 1982; Conrad and Margaret Spann, $58,000 in November 1985; and Kenneth Simpson, $73,000 in October 1999.

Heights Home I

A 3,680-SF home in the Heights area of Little Rock tipped the scales at $1.18 million.

The Parfitt Joint Revocable Trust, led by Daniel and Whitney Parfitt, purchased the house from Brooke and Timothy Hicks.

The deal is financed with a 30-year loan of $780,000 from Centennial Bank of Conway. The Hicks family bought the location for $197,000 in February 2014 from Majestic Group LLC, led by Wally Allen.

Heights Home II

A 2,733-SF home in the Heights area of Little Rock changed hands in an $875,000 deal.

Brett Wood acquired the house, built in 2022, from Alex and Jennifer Rogers. The deal is funded with a 30-year loan of $425,000 from Bank of Bearden.

The Rogers family purchased the original residence for $210,000 in February 2008 from Paul Vitale.

Kingwood Place

A 3,772-SF home in Little Rock’s Kingwood Place neighborhood rang up a $717,000 sale.

Gabriella Tenhave and Andreas Oosterlaken bought the house from Emily Lewis.

The residence was acquired for $207,000 in October 1995 from the Marian M. Matson Revocable Trust.

River Residence

A 3,213-SF home in the County Farm Road neighborhood on the western outskirts of Little Rock is under new ownership after a $705,000 deal.

Michael and Judy Roberts purchased the house on the Arkansas River from Linda Woods. The deal is backed with a 30-year loan of $564,000 from Simmons Bank of Pine Bluff.

The 4.17-acre spread was bought for $160,000 in December 1988 from the estate of Floyd Kyser.

Krusty Crab

Little Rock’s Bank OZK acquired the 6,694-SF former home of Mariscos Krusty Crab at 8409 Interstate 30 in southwest Little Rock for $1.3 million from JA Flooring & More Inc., led by Jesus Romero.

The corporation acquired the 0.76-acre restaurant development for $520,000 in August 2021 from 3303 S. 31st Street LLC of Dallas.
