The goal in retail development is always to reach 100 percent capacity. It’s harder in practice than in theory, of course.
Burke Larkin of Whisinvest Realty of Rogers expects to finalize the last two leases of the 22,000-SF shopping center his company built near the Walmart Supercenter on Pleasant Grove Boulevard. Alan Cole of Colliers International represents the two tenants, unnamed until the deals are completed.
Cole also represented Mattress Firm, The Grove and Papa Murphy’s, which have opened at the Pleasant Crossing Shoppes.
Another store, Moe’s Southwest Grill, is finishing up construction of its site and was represented by Mason Lewis of Colliers International of Little Rock.
Larkin said the center was 50 percent committed before groundbreaking in March 2014, and another 35 percent capacity was quickly filled when construction started.
“We feel good about everything right now,” Larkin said. “There was a lot of pent-up demand. It filled up quicker than we imagined.”
Cole said the center’s success is the result of “perfect timing” with a great location, a resurgent economy and a developer with the financial means to complete the project.
