Sherwood Complex Attracts $15M Sale (Real Deals)Lock Icon

A 160-unit apartment complex in Sherwood weighed in at $15 million.

10401 Brockington Road LLC, an affiliate of California Capital Real Estate Advisors Inc. of Pasadena, purchased its namesake address, home of Chapel Ridge of Sherwood.

The sellers are Robertson Building LLC and Branch at Carson Springs II LLC, affiliates of Zimmerman Properties of Springfield, Missouri.

The new owner assumed $9 million of debt, the balance of an October

2018 mortgage held by Jones Lang Lasalle Multifamily LLC of St. Paul, Minnesota.

The 9.45-acre development was bought for $11.3 million more than five years ago from Sherwood Housing Associates Ltd., an affiliate of Denver’s Alden Torch Financial.

Acreage Acquisition

Seven parcels in south Pulaski County totaling 516.58 acres tipped the scales at $1 million.

PotlatchDeltic Forest Holdings Inc. of Spokane, Washington, acquired the land from Ridgewood Timber Corp., led by Derrick Spinks.

The properties include 160 acres at the northwest corner of Geyer Springs and Green roads, 99.59 acres

at the southeast corner of Geyer Springs and Rinke roads, 89 acres on the north side of Bracy Road between Ironton Road and Amy Lane and 57.8 acres at the southwest corner of Geyer Springs and Mabelvale Cut-Off roads.

The remaining parcels are 41.53 acres on the north side of Ironton Cut-Off Road at Matt Lane, 34.46 acres between Interstate 530 and Lorance Heights Road south of the Quail Creek neighborhood, and 34.2 acres on the west side of Hilaro Springs Road north of Vinson Road.

Ridgewood Timber assembled the parcels as part of deals totaling $1.1 million.

The sellers were Ronald and Billie Bennett, $200,000 in June 2013; Hendrix College in Conway, $250,000 in December 2016; Debra Duncan and Brittany Duncan Westbrook, $43,811 in September 2018; Anita Lindsey, $53,550 in November 2018; Quadrangle Enterprises Inc., led by Bradley Fryar, $40,000 in January 2019; Southwest Enterprises, led by Otis Hardin, $60,880 in June 2019; and Charles Ashton, $529,723 in September 2019.

Parker Purchase

A 1.58-acre commercial site in west Little Rock changed hands in an $800,000 deal.

Parker Automotive Holdings LLC, led by David Parker, bought the property at the southwest corner of West Markham Street and Atkins Road.

The seller is CRE Holdings LLC, led by George and Terry Rothwell.

CRE Holdings acquired the property for $390,000 in December 2014 from TruService Community Federal Credit Union of Little Rock.

Goodfellas Buy

A 4,064-SF barber college in Little Rock drew a $250,000 transaction.

Goodfellas Barber College LLC, led by Anthony Matthews, purchased its 4306 Asher Ave. project.

The seller is New Developments Inc., led by Herbert Broadway. The deal is financed with a three-year loan of $200,000 from Bank of Little Rock.

New Developments bought the 0.33-acre property for $33,000 in May 1995 from Little Rock’s Boatmen’s National Bank of Arkansas.

Chenal Downs

A 5,765-SF home in west Pulaski County’s Chenal Downs neighborhood weighed in at $1.71 million.

Roger and Maro Foster acquired the house from J. Hamilton Builders LLC, led by John Magee and John Hurst.

The deal is backed with a seven-year loan of $1.3 million from Encore Bank of Little Rock.

The 5.04-acre site was purchased for $119,000 in June 2006 from Deltic Timber Corp. of El Dorado.

Oak Crest

A 4,791-SF home in west Pulaski County’s Oak Crest neighborhood tipped the scales at $1.1 million. Cody and Katherine Beight bought the house on the southern outskirts of Roland.

The sellers are Kaye Chapman and the G. Duane Chapman Living Trust.

The deal is funded with a 30-year loan of $766,550 from Malvern National Bank.

The Chapmans acquired the 23.5-acre site for $70,000 in August 1996 from West Brothers Inc., led by Michael West.

River Market Condo

A 2,001-SF condo in downtown Little Rock drew a $700,000 transaction.

The W. Bryan Watkins Revocable Trust purchased the 16th-floor residence in the River Market Tower at 315 Rock St. from the Robert & Nell Lyford Revocable Trust.

The Lyfords bought the residence for $691,000 in June 2009 from River Market Tower LLC, led by Jimmy Moses and Rett Tucker.

Coffeeshop Buy

ATTC Enterprises I Ltd. of Parker, Texas, paid $1.6 million for a 1,752-SF Starbucks at 105 Commons Drive in Maumelle.

The seller, Self Properties LLC of Los Angeles, acquired the 0.63-acre development for $1.6 million in June 2017 from the Kushynski Family Trust of Sherman Oaks, California.
