Sherwood Walgreens Sells For $3.3 Million (Real Deals)

A Walgreens in Sherwood tipped the scales at $3.38 million.

Mar Wall Sherwood LLC of Coral Gables, Florida, bought the 8521 Hwy. 107 project from Steven & Rebecca Smith LLC of Boise, Idaho.

The 1.35-acre development is now helping secure a seven-year loan of $14 million from Union Bank & Trust Co. of Leawood, Kansas.

The site was acquired for $525,000 in July 1996 from New Highway Development, led by J.D. Ashley Sr.

Quail Valley Buy

A 240-unit apartment project in southwest Little Rock weighed in at $2.8 million.

Quail Valley Apartments LLC, led by Donald Marshall Jr. and his wife, Melba, purchased its namesake complex at 5300 Baseline Road from Quail Valley Ltd. of Clayton, Missouri.

The deal is backed with a four-year loan of $2.82 million from Southern Bancorp Bank of Arkadelphia.

The 12.7-acre development previously was tied to a July 2007 mortgage of $5.5 million held by Prudential Mortgage Capital Co. LLC of Newark, N.J.

The former Brentwood Apartments were bought for $1.4 million in May 1997 from Little Rock’s First Commercial Trust Co.

Ison Creek Project

Land for a 49-lot residential project in west Little Rock was assembled in two deals totaling $930,000.

Ison Creek Development Co. LLC, led by Keith Wingfield, acquired the 16.26 acres on the west side of Pinnacle Valley Road, about a quarter mile north of Cantrell Road.

The sellers are Harry and Janice Willems, $480,000, and Emma Jean Hughes, trustee of the Homer & Jean Hughes Revocable Family Trust, $450,000.

Development of the land is financed with a two-year loan of $1.97 million from First Security Bank of Searcy.

The Willems family bought their land for $100,000 in September 1995 from Oscar Volk.

The Hughes family purchased their land as part of a $500,000 property trade with Deltic Farm & Timber Co. of El Dorado in October 1986.

Mobile Transaction

An 8.81-acre mobile home park project in south Pulaski County changed hands as part of an $850,000 sale.

Lydia & Twin Pines Mobile Home Parks LLC of Oakdale, California, bought the Lydia Lane Mobile Home Park on the south side of 145th Street, about 1.5 miles west of Wrightsville.

The sellers, Tommy and Tammy Stanley, provided a seven-year mortgage of $126,000 to finance the deal.

The transaction included the Twin Pines Mobile Home Park in White Hall.

The Stanleys acquired the Pulaski County property for $150,000 in January 2006 from Grande Estates LLC, led by Robert M. Wilson.

County Acreage

Nearly 180 acres in south Pulaski County are under new ownership after a $520,000 sale.

Ramiro Valadez purchased the land between Ironton Road and Interstate 530, a half mile south of Pratt Road.

The seller is the Fendley Family Trust, led by John Fendley Jr. and his wife, Judith.

The Fendleys provided an eight-year loan of $400,000 to fund the deal.

The property was assembled in two transactions with George Householder, $13,200 in September 1956, and Carrie Franklin Scroggins and her husband, Frank, $1,000 in April 1962.

Dollar Deal

Development of a Family Dollar Store is following a $315,000 land deal.

SGSL Holdings LLC of Calabasas, California, acquired the site at the southwest corner of Stagecoach Road and Chateaus Lane from MGC Properties LLC, led by Carla Spainhour.

Construction is backed with a $934,000 loan from Farmers Bank & Trust of Magnolia.

The land was purchased in June 2004 as part of two transactions with Richard King, $265,000, and the Essa Akel estate, $140,000.

Library Land

Land for a future library expansion in Maumelle drew a $190,000 transaction.

The Central Arkansas Library System, led by Bobby Roberts, bought the 1.22-acre parcel east of the library at 10 Lake Pointe Drive.

The seller is Waller Investments LLC, led by Judy Waller.

The property previously helped se-cure a February 2010 mortgage of $2.8 million held by First Security Bank.

Waller acquired the land in June 1999 as part of a $268,000 transaction with Spearsville Timber Co., led by Bill Halley.

Previously Owned Property

An auto property in south Little Rock sold for $165,000. SSS Properties LLC, led by Chang Hugh, purchased the former home of Landers Ford Used Cars at 4700 S. University Ave.

The seller is 4600 S. University LLC, led by Steve Landers.

The 2.25-acre development previously helped secure an August 2013 mortgage of $1.1 million held by Regions Bank of Birmingham, Alabama.

The property was bought in March 2013 as part of a $1.15 million transaction with the Raymond R. & Margarita G. Remmel Revocable Trust and the Mary Remmel Wohlleb Revocable Trust.

Cliffewood Residence

A 3,230-SF home in Little Rock’s Cliffewood neighborhood changed hands in a $713,500 deal.

Christopher Stines acquired the house from Christopher and Julie Mehlin.

The deal is financed with a 30-year loan of $417,000 from Simmons First National Bank of Pine Bluff. The residence previously was linked with an April 2013 mortgage of $404,000 held by One Bank & Trust of Little Rock.

The Mehlins purchased the property for $505,000 21 months ago from Vernon and Susan Scott.

Bretagne Abode

A 5,102-SF home in the Bretagne Circle neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $671,236 foreclosure sale.

OneWest Bank of Austin, Texas, recovered the house from Jennifer Myers.

The residence previously was tied to May 2007 mortgages of $667,200 and $83,400 originated by Fairway Inde-pendent Mortgage Corp. of Plano, Texas.

Myers bought the house more than six years ago for $834,000 from the Carl Ronald Evans & Patricia Ann Evans Living Revocable Trust.

PV House

A 4,425-SF home in west Little Rock’s Pleasant Valley neighborhood rang up a $635,000 transaction. Daniel Lewis Jr. purchased the house from Nancy and John Shock.

The deal is funded with a 30-year loan of $417,000 from GMFS LLC of Baton Rouge, Louisiana, and a 20-year loan of $154,500 from IberiaBank of Lafayette, Louisiana. The Shocks bought the property for $100,000 in January 1981 from Don and Gwenda France.

Convenient Financing

Three convenience stores in Little Rock are helping secure a $60 million funding agreement. E-Z Mart Stores Inc. of Texarkana, Texas, obtained the 3.5-year loan through Wells Fargo Capital Finance LLC of Santa Monica, California.

The 1-acre development at 11911 Mara Lynn Drive in west Little Rock was acquired in March 2005 for $740,000.

The seller was ConocoPhillips Co. of Houston, Texas.

The 0.54-acre property at 11724 Rainwood Drive in west Little Rock was bought for $400,000 and the 0.48-acre property at 1321 Main St. in downtown Little Rock was purchased for $250,000 in March 1999.

The seller in both transactions was Circle K Stores Inc. of Phoenix.

Pinnacle Mortgage

The owner of a 25,000-SF commercial project in west Little Rock picked up a $4.1 million financial package.

Pinnacle Station LLC, led by John Rees, received the loan from U.S. Bank of Cincinnati.

The 8.95-acre Pinnacle Station development at 14524 Cantrell Road previously was linked with a February 2012 mortgage of $4.3 million held by Jonesboro’s Liberty Bank of Arkansas.

The site was assembled as part of two June 2004 deals.

The sellers were Kenneth Duckworth, $787,000, and Linda and Maurice Converse, $252,000.
