A half-dozen U.S. Pizza projects in Pulaski County provided the centerpiece for tandem transactions totaling $15.71 million.
Foxden USP RE LLC, led by Todd Denton, paid $9.96 million for three restaurants and a warehouse property owned by J&R Properties LLC, led by Judy Waller and Randell Breece. Foxden paid $5.75 million for three pizzerias owned by Waller Investments LLC, led by Waller.
The deals are financed with a five-year loan of $20.7 million from Simmons Bank of Pine Bluff.
The projects sold by J&R Properties included:
► A 6,300-SF U.S. Pizza at 2700 Kavanaugh Blvd. in the Hillcrest area of Little Rock. The 0.45-acre development was assembled in deals of $675,000 in December 2005 with Pulaski Heights Masonic Lodge No. 63 and $160,000 in September 2008 with Denny Sumpter.
► A 6,170-SF U.S. Pizza at 8403 Hwy. 107 in Sherwood. The 1.61-acre property was acquired for $250,000 in January 2009 from Kyzer Partnership, led by George and Calvin Kyzer.
► A 4,893-SF U.S. Pizza at 109 Commons Drive in Maumelle. The 1.04-acre location was purchased for $676,921 in January 2016 from R&L Properties LLC, led by Barbara Rogers; BAT REP LLC, led by Bruce Thalheimer; and WMBS LLC, led by Warren Stephenson.
► A 6,720-SF warehouse at 714 Appianway St. in Little Rock. The 1.29-acre property was bought for $425,000 in September 2013 from Abernathy-Wilkes of Arkansas LLC, led by Mark Abernathy.
The projects sold by Waller Investments include:
► A 2,490-SF U.S. Pizza at 5524 Kavanaugh Blvd. in the Heights area of Little Rock. The 0.28-acre property was acquired for $240,000 in December 1986 from Kenneth and Geri Anderson.
► A 4,327-SF U.S. Pizza at 9300 Rodney Parham Road in west Little Rock. The 0.65-acre development was purchased for $385,000 in April 1990 from Lockwood’s Sportsmart Inc., led by Eugene Lockwood.
► A 5,672-SF U.S. Pizza at 4001 McCain Park Drive in North Little Rock. The 1.33-acre former Way Out Willie’s development was bought for $730,000 in August 1996 from Mercantile Bank of Arkansas in North Little Rock.
Therapeutic Transaction
A 20.72-acre tract in west Pulaski County sold for $680,000.
Hippos & Fish Therapy Farm LLC, led by Stacy and Troy Alberson, acquired the property at 14025 Meadow Creek Farm Road.
The seller is Meadow Creek Farm Inc., led by Mike Roman, which provided a $568,600 mortgage to fund the deal. The corporation purchased the property for $285,000 in June 1990 from Linda Bishop.
Pub & Grill Sale
A 7,383-SF restaurant in west Little Rock is under new ownership after a $675,000 deal.
Bheemas LLC, led by Kavitha Appidi and Srinivasa Vinta, bought the former Khalil’s Pub & Grill at 110 S. Shackleford Road from Shackleford Hospitality LLC, led by Roshni Desai.
The deal is backed with a nine-month loan of $612,000 from First Service Bank of Greenbrier.
The 0.98-acre development was acquired in November 2015 as part of a $7.4 million deal with Supreme Bright Portfolio II LLC of Lewisville, Texas.
Corner Property
A 0.98-acre site near the northern edge of Maumelle changed hands in a $270,000 transaction.
Holsted Ashley Group LLC, led by Todd Ashley Sr., purchased the property at the northwest corner of Highway 365 and Tanning Road. The seller is Denver Watson Family LLC, led by Larry Watson. The deal is financed with a $315,000 loan from RiverWind Bank of Augusta.
The property was assembled in two deals with James and Mabel Tyson totaling $3,000 in January 1964 and May 1972.
Alexander Residence
A 4,433-SF home in the Alexander community tipped the scales at $1.31 million.
Joshua Jenkins acquired the house from Heriberto Marquez and Susan Alarcon. The deal is funded with a 30-year loan of $964,850 from FirstTrust Home Loans Inc. of Sheridan.
Marquez purchased the 10.2-acre property for $235,000 in September 2020 from Michael Varner.
Midland Hills
A 3,021-SF home in Little Rock’s Midland Hills neighborhood rang up an $825,000 sale. Payton Lea and Abigail Richison bought the house from Jay Calhoun and Kimberly Cyr.
The deal is backed with a 30-year loan of $660,000 from Little Rock’s Eagle Bank & Trust.
Calhoun and Cyr acquired the fire-damaged residence for $155,000 in October 2018 from Graham’s Property Management & Real Estate Co. LLC, led by Andrew Graham.
Heights House
A 2,483-SF home in the Heights area of Little Rock drew a $799,999 transaction. Seth and Laurie Harris purchased the house from Joseph Fixler and Brooke Gomez.
The deal is financed with a 30-year loan of $759,999 from UMortgage LLC of Philadelphia.
Fixler and Gomez bought the residence for $741,300 in May 2023 from Michael Zentner.
Walton Heights
A 6,230-SF home in west Little Rock’s Walton Heights neighborhood sold for $760,000.
Roger and Shellie Thompson acquired the house from the Anna S. Lucich Revocable Living Trust.
Lucich and her husband, Stanley, purchased the 0.69-acre site for $16,000 in November 1969 from Robert and Sue Cox.
Woodlands Edge
A 3,933-SF home in west Little Rock’s Woodlands Edge neighborhood is under new ownership after a $706,500 deal.
Tarik Boughamrani bought the house from James and Jeanie Berna.
The deal is funded with a 30-year loan of $565,200 from Flat Branch Mortgage Inc. of Columbia, Missouri.
The Bernas acquired the residence for $700,000 in November 2022 from Don and Joan Shipley.
Orle Buy
Blake Middleton and Aubrey Adams paid Christopher and Sheryl Ewing $1.4 million for their 4,866-SF home in west Little Rock’s Orle neighborhood.
The Ewings purchased the 0.46-acre site for $183,000 in March 2022 from PotlatchDeltic Real Estate LLC.
