Zen Tea, which operates boba and tea shops in Little Rock, Fayetteville and Hot Springs, is selling its location in Little Rock’s Heights neighborhood.
The shop, which opened in December 2023, is located at 5625 Kavanaugh Blvd. The listing, currently set at $19,900, is only for the business’ assets, including all equipment and inventory. The 1,500-SF space is owned by Rushing Investment Properties and leased for five years, with a little less than four years left on the lease.
The shop will continue operating until a sale is completed.
Owner Son Truong told Arkansas Business the location’s equipment and supplies are worth more than $40,000.
Truong cited family commitments and the challenges of managing multiple locations while working a full-time job as reasons for the sale. He resides in Fayetteville and described Zen Tea as his “side hustle.”
The business is being marketed as a turnkey operation in what Truong described as a “prime location” that benefits from regular neighborhood events and foot traffic.
The Hot Springs location at 610 Central Ave., which opened in August 2020, will maintain operations temporarily, as it is “more established” and easier to manage. But Truong plans to list the location for sale after completing the Little Rock transaction.
Truong will retain ownership of the Fayetteville location, claiming it is easier to run since it requires no travel. Following the sale of the Little Rock and Hot Springs locations, Truong plans to potentially open more Zen Tea shops in northwest Arkansas.
Zen Tea’s Little Rock location was previously occupied by Kawaii Boba House, which was Arkansas’ largest boba tea chain before abruptly closing its four stores in July 2023 without paying its 33 employees.
